MARTEL
ACCESSORY DWELLING UNIT

Martel residence was originally built in 1940's as a 2 bedroom and 2 bathroom 1,718 square feet house. As common as it is, many of these houses in at that time were built by developers. The goal was to mass produce typical floor plan within the neighborhood.  The original plan, just like many houses of that time, have small rooms adjacent to each other connected by a common corridor, or spaces flowing through one another crating confusion and discomfort.

The property is located in a City of Los Angeles Historic Preservation Area. Any future designs and alterations have to follow the HPOZ guidelines. ArcSTEM team along with the client selected a Spanish Style House design to fulfill the HPOZ requirements. Having a particular style in mind, our client's request was to maximize the use of the land, yet design a house that would be comfortable to live in.

The new residence is 2,363 square feet 4 bedroom 3 bathroom 2 story single family residence. A large living room, kitchen with dining room, and separate utility room with laundry. In the rear portion of the property a new 765 square feet 1 bedroom 2 story specious Accessory Dwelling Unit (ADU) is proposed to be constructed. Given the fact that the new residence with proposed Accessory Dwelling Unit (ADU) did not require to have a garage, our team managed to include that for the full development of the property.
